Only twenty-four miles south of the border you will find two residential tower developments that are directly on the beach, beautifully landscaped and graced with an impressive list of modern amenities. These two developments house the premier residential addresses in the Rosarito Beach area.
These developments were built starting in 2002 by the Mexican developer, Desarrolladora de Las Californias, S.A. (a.k.a. DECASA), and are known as La Jolla Del Mar and La Jolla Real. DECASA’s newest development will be called “La Jolla Excellence”. It is an extension of these developments and it will be located on the land adjacent to La Jolla Real.
La Jolla Excellence will feature Oceanfront and Ocean View Villas and 5 high rise condominium complexes, which go from 10 to 16 stories high, with units ranging from 2 to 4 bedrooms. The Villas at La Jolla Excellence will feature 2 car garages with electric doors, and the condo towers will have underground parking with easy access to elevators.
Sales are open and prices range from the low $225K to the mid $730K for condos and from the mid $454,500 and up to $591,800 for the villas.
All utilities are going to be underground and the units will have city water, sewer, and electricity. The overall design of the project is modern and both the villas and the condo towers will follow the same design guidelines. The interior finishes will borrow heavily from the “modern style” at La Jolla Real. Some finished units at La Jolla Real will serve as “models” for this project.
The homeowners’ association fees will be based on the square footage of each particular unit but the fees have not been determined. At La Jolla del Mar and Real, the current HOA fees for two-bedroom units are at an average of $160 USD per month and three-bedroom units with an average of $240 USD per month, so we expect the cost to be within that range.
