Rosarito's La Cascada district sits on the quieter south end of town — about five minutes from the main beach, twenty-five minutes from the US border at San Ysidro or Otay Mesa, and roughly 27 kilometers south of Tijuana along the coastal corridor.

Most out-of-town buyers don't realize how close Amaralta sits to two real draws for full-time residents, not just weekend visitors: Puerto Nuevo, the region's self-styled lobster capital, is about a ten-minute drive south, and the community backs onto the start of the wine-country corridor toward Valle de Guadalupe. Crossing from San Diego for a viewing? Cross before 7 a.m. at Otay Mesa or PedWest to skip the worst of the northbound backup on the way home.

Foreign Ownership

Rosarito sits inside Mexico's coastal Restricted Zone, so foreign buyers purchase through a Fideicomiso — a renewable 50-year bank trust, not a lease. Direct Escritura (deeded title) isn't available to non-Mexican buyers this close to the coast; the Fideicomiso structure gives the same use, sale, and inheritance rights, held by a Fiduciario (the trustee bank) on the buyer's behalf. A Notario Público validates and formalizes the transaction, and an Aviso Preventivo freezes the title during closing to prevent a second sale mid-transaction.

Taxes & Fees

ISAI (acquisition tax) runs 2%–4% for Baja California municipalities including Rosarito. Predial (annual property tax) is 0.275% of cadastral value in Rosarito. On resale, a Factura is required for capital gains (ISR) deductions, and an RFC (Mexican tax ID) is required for the trust and for any rental income reporting.


A corner-lot resale unit at Amaralta recently listed at $6,750,000 MXN — one specific unit's asking price, not a development-wide starting price. Confirm current base pricing with the Casas ARA sales office before quoting a number to a buyer.
